Valuation Of Reits And Invits
Securities and Exchange Board of India (SEBI) Regulations has prescribed that the valuation of assets of Infrastructure and Real Estate Investment Trusts shall be assessed by an independent “registered valuer” under section 247 of the Companies Act, 2013 or as specified by the respective Board based on value of the infrastructure and other assets owned by the InvIT/ REIT, whether directly or through holding company and/or a special purpose vehicle (SPV). The investment manager of InvITs and REITs shall also ensure that the valuation of the assets is done by the valuer(s) in accordance with regulation 21, which mandates Minimum Disclosures in Full Valuation Report.
